A few useful details.
Dates tell you what was observed
An imagery capture date identifies when an image was taken. It does not establish when a roof was installed or how much service life remains.
Records have their own limits
Available permit or property records may document specific work. Missing records do not prove that work never happened, and a permit does not establish the current condition of the roof.
Keep events and conclusions separate
A nearby storm record is not proof of property damage. Review the actual evidence and use an appropriate on-site assessment for condition questions.
